Everything you say is so true, and underlines why smaller cities must consider housing, amenities (like grocery stores and restaurants), and local businesses when revitalizing their downtowns. More and more people want to live this more connected lifestyle (and potentially live with one or no car!) for all the reasons you mention. We especially appreciate the shoutout for McClung Museum, which many forget is a stone's throw from downtown. Just a reminder that another perk of downtown is the free trolley, one of which takes you to Cumberland--just a pleasant stroll from the museum's front door!
